NON-MANAGED PROPERTIES:
We will:
Execute a property Listing Agreement. Assist Owner in determining the best market price for the property. Enter the property into the REALTORS@ multiple listing service. Place a "For Rent" sign and a "Lockbox" on the property. Market the rental property. Pre-qualify and screen all prospective applicants. Process all applications: Obtain Credit Report, Verify References and Verify Household Income. Review results of processed application with Owner to determine final acceptance/rejection decision. Prepare a Lease Agreement, collect start up funds and obtain all signature's on the lease.

MANAGEMENT PROPERTIES:
We will provide the Owner with all of the services listed above, plus ....
Execute a Property Management Agreement. Collect all required tenant security deposits. Provide aggressive enforcement of lease terms (i.e. rent collection, care of property, repairs, etc.). Remit Owner-authorized and funded expenses. Monitor Tenant requests for repairs or maintenance. Coordinate necessary repairs or maintenance with appropriate licensed, insured Vendors. Provide repair estimates on major items when applicable. Provide 24-hour Emergency Service for tenants. Provide Owner a detailed computerized monthly accounting statement. Disburse monthly rental proceeds to Owner via mail or direct deposit. Provide Owner end-of-year IRS tax form 1099. Provide Owner an annual summary of expenses to assist in their tax preperation. Negotiate renewal of a lease or remarket the rental property for rent as necessary. Conduct a visual checkout inspection and settle the tenants' security deposit at the end of the lease. Conduct a property inspection every 6 months with photos and a written report. Provide ongoing communications with Owner concerning property matters.

COSTS :
Leasing Fee, regardless of term (12-24-36months) = (1) month's rent. Property Management Monthly Fee = 8% of rent ($100 min.) Owner's Reserve Account for maintenance / minor repairs - $200.00
